What do holiday home owners here at Franchis say?
We purchased our holiday caravan at Franchis in August 2014. We knew the Lizard area very well, particularly around Helford and following early retirement, the opportunity arose to consider a holiday home in Cornwall. Anywhere other than the Lizard was not an option as we would always want to be on or around the Lizard.
Having viewed other sites that were either too big and busy or too cramped we came across Franchis, where the caravans were sited next to woodland , at the back of the park. After careful consideration, we decided that Franchis would be perfect for us as we wanted a quiet, restful site. We can honestly say that it has turned out to be a fantastic choice.
We predominantly use our van during summer months, when we spend many lazy days relaxing on our deck, with a glass of wine and enjoying a bbq.
The Lizard is probably the most unspoilt part of Cornwall and even in July and August you can always find a quiet cove or cliff top walk to explore. If you are prepared to use the small country roads, it's amazing what hidden gems you can find, from views to beaches, to beautiful coastal pubs.
Phil and Kate, the owners of the site are only too happy to give help or advice on any matters and are always around if anything needs to be done or resolved.
In our view, if you prefer a quiet type of holiday where you can enjoy fantastic views, superb walks and wildlife in abundance, Franchis will be a great option and we should know - WE DID IT !

What facilities are available on the park?
The joy of Franchis and what makes it special is that it’s a quiet, rural park where you can really get away from it all. We do have laundry facilities, tourist information, books to borrow and a dog exercise area.
What are the annual costs after purchasing a holiday home?
Pitch fees of £2400 (inc VAT & any relevant taxes) are payable in January each year.
Gas and electricity are billed quarterly as used
We’re lucky enough to have our own private water supply here so that’s just £150 (inc VAT) per year.
Insurance is through your own choice of provider
How long can my holiday home stay at Franchis?
We offer purchasers of holiday lodges a standard Licence Agreement of 25 years but this can be extended up to a maximum of 30 years for an additional cost at the time of purchase.
When can I use my holiday home?
Any time you like for 11 months of the year, with February being the only month the park completely closes.
What models are available?
We offer a large range of models by Atlas, Swift, Willerby, Pemberton and ABI.
How quickly can we move in?
We have a Swift Chamonix 42’x13’ 2 bedroom lodge ready now on a fabulous plot overlooking the stream at a special price of £89,950 including decking. As all our lodges will be supplied to residential spec the Chamonix also has central heating and double glazing as well as the optional triple Velux window over the entrance area. This particular lodge currently has the additional special offer of a licence agreement of 30 years at no extra cost and no pitch fees to pay until 2020.
Other models can be ordered and sited on your chosen pitch within approximately 14 weeks, depending on the time of year.
Can I live in my holiday home?
No. You can stay in it while you are on holiday but you must live somewhere else. We will need you to provide the address of your main residence, which must be your home. We will also require proof of your residential address by way of suitable documentation e.g. recent utility bills, current council tax bill, and driving licence or similar. We will require up to date copies of these documents on an annual basis.
Can I sublet my holiday home?
We do not allow commercial subletting, although family and friends are welcome to stay at your holiday home.
What rights and obligations are there?
Franchis is a member of the BH&HPA (a trade association which ensures we reach a high standard) so all our holiday home owners have a formal, written Licence Agreement as recommended by them. The Licence Agreement sets out the obligations of both the holiday home owner and the park owner and includes the park rules. Please ask for a sample copy if you would like more details.
